This beautiful apartment (studio) 1+kk (single room with kitchenette) on the first underground floor was built less than six months ago. It is new-built and is part of a beautifully reconstructed and renovated apartment building across the botanical garden.

The apartment is suited for personal occupancy or investment. At this moment the apartment is being rented, but it is available to be bought, including a co-operation with the current occupant.

Location

Thanks to the apartment's location in the city center, everything is near-by and easily reachable. 5 minutes of walk-distance from the apartment are numerous restaurants, bars, grocery stores and shops, fitness centers, and public transport stops. If you want to get out of the noisy city all you need to do is to cross the street and you will find yourself in the calming oasis of the botanical garden. Náplavka (the quay) and the river Moldau are also within a 5-minute walk distance. To go to Vyšehrad and have a stunning view of the city is also within a 10-minute walking distance. Being in the city’s center is one of the apartment’s assets, but another one is that inside the apartment the noises from outside are canceled out and it is completely silent.

Layout

The usable surface of the apartment is 18,1m2, however, the current owner thought the entire space through, so that every corner can be used to its maximum capacity. In the hallway, which is separated by a sliding door, is a closet for clothes and there is enough space to add another built-in closet. In the main living room is an eating area, a sleeping area and the kitchenette is in a corner next to the living area. The kitchenette is equipped with a cooking plate, a refrigerator, a microwave/oven, and a cooker extractor hood. The bathroom features a shower, a suspension space, an embedded sink, a WC, a chrome ladder, and a washing machine combined with a dryer. The water is being heated by a boiler in the bathroom, yet it is hidden, so it doesn't disrupt the overall aesthetic. There is enough air-flow so that there is no need to ventilate and it saves energy. The cost for services is 1.000,- Czech crowns, and the cost for energy consumption is estimated at 500,- Czech crowns. For a long-term lease the proceeds are 10.000,- Czech crowns, in a short-term lease it is higher.

Facilities

The entire reconstruction of the apartment building was very well executed. The houseś Art Nouveau spirit has been kept including in the beautiful building hallway. Thanks to the complete renovation, there is enough saved up in the “reparations-fund”, so that the community of owners can invest in only embellishing the building. The maintenance administration is taking good care of the entire building so that everyone can live peacefully.
